Buying your own home can be one of the most exciting times of your life. It can also be pretty scary and intimidating. My goal as your agent is to eliminate the unnecessary stress of how the process works by helping you every step of the way, keeping your best interests in mind and making the process as trouble-free as possible. Here are a few of the things I do for you.
1. Before we begin looking we will have an initial meeting where I have the opportunity to listen to your needs and offer suggestions on helping you become the most qualified buyer possible.
2. If you don’t already have a lender in mind, I can provide you with a list of lenders for your review. From that list you can call and shop rates and loan types and make a decision on who will be your lender. I then get a pre-approval or commitment letter and Good Faith Estimate from your lender that I can use when it is time to make an offer.
3. Based on your needs I can then search the MLS and compile a list of houses on the market that meet your desired criteria. I will set up a daily system search on the MLS system where we can both be notified immediately when a house comes on the market that meets your criteria.
4. I make all attempts to schedule showings at times convenient for both of us (including evenings and weekends) with as much lead time as possible.
5. Once you find the house you would like to own, I will run a market analysis to compare the list price to the sales price of comparable homes sold during the past six months. I will also measure the home to confirm the square foot measurement shown on the listing. This will help us determine a fair market price for this home.
6. I will assist you in writing the contract. I will walk you through each of the clauses of this legally binding agreement so you are comfortable and have a clear understanding of the agreement. This will help lessen the anxiety of the paperwork process! I make sure that all documents are signed according to the requirements of the Tennessee Real Estate Commission.
7. I provide you with a list of customer-recommended home inspectors and help set up those appointments within the time limits set forth in the Contract.
8. I will attend the inspection of the home and obtain the home inspection report from the inspector for our review. If repairs are needed I will draft an Inspection Contingency Release based on necessary repairs. Then I will coordinate the execution of this document with Seller's agent and negotiate any repair work if necessary. I work to facilitate all repairs being made to property prior to closing.
9. I check Seller's termite report and if termite infestation is found, negotiate repairs if necessary and assure property is free of damage prior to closing.
10. I stay in contacts with your loan officer from contract to close. I also make sure the appraiser has access to the property and will stay on top of appraisal results.
11. I'll advise you about Homeowners' Insurance and how and when to purchase same. If necessary, I'll help determine fire district and distance from fire hydrants for insurance agents.
12. I arrange final "walk-through" of the property. I am prepared to handle any last-minute closing negotiations that might occur.
13. I assist in selecting a closing/title company and coordinate all contact information between the closing company and the lender. I review the settlement statement prior to closing and attend closing with you.
